Due to COVID and other changes in our business policy we do pre-qualify everyone prior to showing the unit.  We want to ensure that we are limiting exposure from us to applicants and avoiding high traffic in the property at one time.  Once pre-qualified based on background and income verification, if you qualify we then schedule the showing.  After seeing the unit and want to move forward on trying to get this unit, then we will run the credit report.

KPMM Qualifications are as follows for this property:

Proof of income required for all tenants over the age of 18 years old, we will need the most recent 30 days worth of paystubs.  We are looking for rent-to-income ratio falling no higher than 35%.  Anything under 35% rent to income falls within our qualifications.  This qualification means we are looking for your gross monthly income to be 3 times the amount of rent or more.  We are looking for applicants with no evictions.

We will need Photo ID’s for all tenants over the age of 18 years old.  Credit report is needed for all tenants over the age of 18 years old.  Applicants can provide their own credit report if it was ran in the last 30 days.  We will need to be able to see your name verification, Credit Score, and full credit breakdown.  If any of those three items are missing, we cannot utilize that credit report.

If KPMM Bethlehem needs to run your credit report, it will be a $35.00 fee for all applicants over the age of 18 years old.  Applicants will then also receive a copy of the credit report that we ran.  The credit we are looking for is to be in the Good to Excellent range.  Lower scores may also qualify on a case-by-case basis.
